On new constr.,what are the five most important upgrades if you need to sell within 18 mo for some reason

We are trying to purchase a new home as a vac.home/invest.In a great shore 
Mi Amor
town that expects steady controlled growth in the future. It is small

cathedral ceilings.Nice lot 94 x 194 and has 5 newer homes on either side.

l think we should immediately add trees to landscape (currently none) and

upgrade countertops to marble. l am being told not to add marble because 
the house is too small? l also wanna upgrade floors to tile (now high 
quality vinyl). The house currently does not have much exterior color and 
adornments (cream and white). Should l keep this part a little impersonal 
for now and put money into other areas? If we have it five years we wanna 
add a gr. room, a master suite/bath. (another 1,000 feet) but this is only 
if the town goes the expected route. Is this a good plan? Any feedback is 
appreciated. The house has much character on the inside. A development
